Lovely, modern, ground floor villa in the Baladrar area, with heated private pool and offering sea view from the terrace. The villa is located within walking distance of the Ifach golf course, the fishing village Moraira, the pebble beach Cala Baladrar, a large supermarket, restaurants and bars.

The rustic and cosy interior has comfortable furniture and is equipped with all mod cons, including central heating, air conditioning and ceiling fans throughout the villa, satellite-tv, DVD-player and Hifi-set (radio/CD/MP3/iPod). The villa offers a high degree of privacy thanks to its ideal location and the presence of mature plants, shrubs and palm trees surrounding the villa. The large roof terrace offers attractive views of the surrounding hills, the sea and the rock of Calpe.

The lay-out of the villa:
•spacious living/dining room with satellite-tv, DVD-player, Hifi-set (radio/CD/MP3/iPod) and fire stove
•modern and open kitchen with electric stove, dishwasher, microwave, blender, toaster and coffee machine
•pantry with washing machine
•3 bedrooms, all with built-in wardrobes:
•master bedroom (double bed) with TV and doors opening onto a terrace, ensuite bathroom with shower, washbasin, bath and toilet
•2 bedrooms (1 double and 1 twin)
•separate bathroom with shower, washbasin and toilet
•central heating, air conditioning (warm/cold) and ceiling fans in all rooms
•screens and shutters on all windows and doors (except the front door)

Notes
General information:
•Short stays allowed from 3 days (consultative), except in the period May up to end September, then only per week
•The change-over day is flexible, except for July and August, then arrival and departure days are on Saturday
•It is possible to hire bed linen and towels for € 12.50 per person, per week. Beach towels are not included. Bed linen will be changed once a week.
•€ 80 obligatory end cleaning to be paid in cash upon arrival
•Damage deposit of € 300, to be paid in cash upon arrival
•Additional electricity costs: the rent includes electricity of 250 kwh per week. When upon departure this quota is exceeded, the extra consumption will be charged at € 0.20 per Kwh.
•Energy supplement in the period October to March, depending on usage.
•Optional (prices on request): cot/baby crib, high chair, weekly cleaning.
•WiFi (1 week €25, 2 weeeks €40).
•Pets on request
•Smoking in the villa is not allowed
•The pool is on the same level as the terrace and the villa. We recommend to have children who can not swim, ALWAYS wear armbands

•Upon booking we will send a confirmation and rental contract to your email address. A few weeks before your arrival (after having paid the full rental amount) you will receive the route description to your destination, the address of the villa and the contact details of the key holder who will hand you over the keys and guide you through the villa

Notes
•The down payment of 30% of the rental amount must have been paid within 4 days after you have received the rental contract. Only then the reservation is confirmed. The remaining 70% is to be paid not later than 6 weeks preceding the agreed rental period
•You may cancel up to 6 weeks preceding the agreed rental period, in which case we retain the deposit of 30% as cancellation fee
•In case of cancellation between 6 weeks and 2 weeks preceding the agreed rental period, the cancellation fee will be 70% of the rental amount
•In case of cancellation within 2 weeks preceding the agreed rental period, we will retain the full rental amount (100%).

Excellent heated pool

Excellent villa, the best feature was the swimming pool which was heated to a decent temperature - a major plus given our holiday was in cool April. Conveniently located close to shops and Moraira beach. The only area where expectations were not met was in the linen (towels/cot bedding) - despite paying separately for this, all that was provided was small face towels for everyone and no bedding in the cot! However upon request the key holder got us some bigger towels and some cot linen.
