Villa Margarita, built in 2006 is light and spacious with 4 bedrooms, 3 bathrooms (2 en-suites) and an additional guest toilet. The house offers flexible accommodation for 8-10 people. The modern kitchen is complete with built-in appliances (oven, hob, microwave, dishwasher, fridge / freezer) and opens out onto a shady, covered area of the large upper-floor terrace, perfect for outdoor dining. The south facing terrace incorporates the solar-heated 9 x 4 metre swimming pool and extends along the front of the property, providing a great place to sunbathe. The property has vented air-conditioning in all rooms, and has marble flooring throughout, creating a cool internal environment. Outside, the gardens provide areas of sun and shade and are bordered by extensive pine forests. There is a gated entrance directly onto the long distance path and cycle route, which passes along the back of the property (GR92). To the front there are views across the plains of the river Ter down to the sea, with the local beach just 3km away.

Other
The house is secure with a fully enclosed garden and metal window shutters, most of which are electronically controlled. The garage door and large front gate have remote closure with telephone intercom contact from the gate to the kitchen. Six sun loungers are provided. A good collection of books and games are available.
Cleaning/towels/maid service
The property will be fully cleaned before your arrival. All beds are made up with fresh linen and co-ordinating top covers. Blankets are available in the villa if required. Mid interval clean and laundry change for 14 day bookings is included the price. One large luxury beach towel per person is included.


Notes on accommodation
The villa offers the ideal combination of secluded accommodation on the edge of the Torre Vella residential estate but is still only minutes away from the beach and essential resources such as supermarkets and restaurants. Set on a large plot which is mostly laid to lawn, the villa offers sun terraces with great places to barbecue and also areas of cool shade, especially under the pine trees in the rear garden. The main living area and the master suite are on the first floor with the guest suite, further bedrooms, bathroom and utility room on the ground floor. One wall of the large living/dining room is made up of patio windows. Opening these extends the accommodation onto the terrace. The design of the house means that the indoor temperature is usually very comfortable but when it is really hot outside, the air-conditioning, which is quiet and easily controlled, will ensure the house remains cool. The kitchen is modern and very well equipped and the granite worktops are a striking feature. Patio doors from the kitchen open directly onto the covered outdoor terrace where an outdoor dining table and x 6 chairs are provided. Outdoor wall lights provide ideal lighting for meals on the terrace on those warm summer evenings.
The rear terrace (off bedroom two) overlooks the garden and is a perfect spot for sundowners with views to the mountains. Table and x4 chairs provided.
For the cooler weather there is under-floor heating throughout the property and the air conditioning is reversible to supply warm air.

Accessibility
There are steps up to the main entrance door and steps up from the garden to the terraces on the first floor. There is an integral garage with internal steps to the entrance hall on the first floor.

Outside
The villa is a 240 sq. m property on a 1000 sq m plot. It has no immediate neighbours and the garden is completely enclosed. There is direct access from the garden onto the GR92 long distance trail suitable for walking, cycling and pony trekking. All of these activities are available locally. There is indoor parking in the garage for one large vehicle or two small cars and further secure parking behind locked gates on the driveway for three further vehicles. The impressive Montgri Massif mountain range can be seen from the rear garden and for intrepid walkers the route to the Montgri Castle is signposted from the pathway behind the garden

Coast / Beach
The beaches in this area are just gorgeous and all different in their own way. The local beach of L’Estartit is 3kms away. It is a gently shelving, sandy beach which is great for families and has all the facilities expected such as Beach bars and pedaloes. Slightly further afield takes you to smaller beaches tucked into ragged coves with the most spectacular scenery such as Llafranc and Tamariu with great seafood restaurants overlooking the beach.

Golf
Golf is very popular in this area, available all year round and there are numerous courses. The closest, the 36 hole Emporda Golf Club with its ‘links’ style design, is approximately 10 minutes drive away and a further 10 minutes brings you to either of the 2 clubs at Playa de Pals. In addition, Club de Golf Costa Brava, Club de Golf Peralada, Club de Golf D-Aro Mas Nou, Golf Girona and PGA Golf Catalunya are all within easy reach.

Skiing
For winter visitors, the Pyrenean ski resorts of Nuria and Val Ter 2000 are both about 2 hours drive, with the Duty-Free haven of Andorra a further hour beyond.

Special Interest Holidays
Sub-Aqua. The Medes Islands are rocky outcrops which can be seen just off the main L’Estartit beach and are a protected marine nature reserve. They create a unique ecosystem for spectacular marine life and provide an ideal environment for Diving. There are various Dive schools in L’Estartit which cater for all levels of ability from the complete beginner to the professional. Also available is a range of water sports including snorkelling, kayaking (River and Sea) and fishing or “Glass-bottom” boat trips and other activities such as mountain biking, horse riding, hiking and bird watching.

Travel
Girona airport is approximately 45 mins drive away. Barcelona airport is approximately 1 hour 30 minutes away. Perpignan is 1 hour 20 mins. Ryanair and/ or Easyjet have services to one or more of these local airports.

Distances
There are many attractions within easy reach of our villa, with the dynamic and cosmopolitan Barcelona (120kms) being perhaps top of the list. The university town of Girona with its famous flower festival has been described as a ‘mini’ version of Barcelona and is 40kms away and the Salvador Dali Museum at Figueras is 50kms to the North West. The ‘capital’ of the area, La Bisbal is about 25 kms away and is famous for its ceramics and antiques.

Further Details
The local supermarket (about 1km) is very well stocked and has a bakery for freshly baked bread and croissants in the morning. The popular and bustling street market takes place every Monday morning in Torroella de Montgri and every Thursday morning in L’Estartit. Bar / Restaurant facilities are available at the Torre Vella club which is just a few minutes walk from the villa.

Notes
Prices (in GB Pounds £) are for the villa based on occupancy of up to 8 people and include a weekly laundry change (bed linen, bath and beach towels) and cleaning service. An additional charge of £70 or £140 per week will apply for parties of either 9 or 10 persons respectively. A reservation deposit of 20% is required at the time of booking, with the balance being due 12 weeks prior to arrival. Some places just have a good feel about them and that’s how we felt when we began holidaying in L’Estartit. Years later it still feels as exciting each time we return. The unique blend of nature & culture provided by stunning beaches and medieval cobbled villages is something that is difficult to find elsewhere. We built the villa as a future home for us, not just a holiday home, so we've chosen only the best fixtures and fittings.
