33 Alfamar Almunecar/Salobrena Costa Tropical - 3/4bedrooms
Is a recently built luxurious villa overlooking the Mediterranean with views to the uniquely Spanish towns of Almunecar to the west and Salobrena to the east. Alfamar is a small urbanization of approximately 100 homes situated off of the N340 midway between Almunecar and Salobrena approximately one hour’s drive from Malaga Airport, also Almeria Airport. Granada airport is about 45 minutes away. 45 minutes drive from the historic city of Granada (Alhambra Palace) and and hour and a half from the famous Sierra Nevada. The urbanization is well kept, and the properties are owned by many different nationalities including French, German, Belgium, Spanish and English, it has a community swimming pool and tennis court.
The villa No 33 was built recently and is immaculately furnished by its owners who are in occupation for most of the year. Built on three floors the villa has its own swimming pool and a separate jacuzzi style pool on the lower terrace. There are three bedrooms on the top floor, two doubles and a twin room . The master bedroom has an en suite bath and shower and there is a further shower room to be shared by the other bedrooms. There is a terrace shared by the two double bedrooms which has spectacular uninterrupted views of the Mediterranean and the towns to the right and left.
A marble staircase runs down to the ground floor where there is a cloakroom. Across the hall from the cloakroom there is a modern fitted kitchen with built in dishwasher, oven and microwave and everything you would expect to find in a family home. There is a very large terrace off the kitchen which connects to the courtyard at the front of the house. Part of this terrace is covered affording a wonderful area in which to dine. There is a fountain on the courtyard which can be seen, and heard as you linger over lunch or dinner. Being on the east side of the house it is too hot most days to breakfast here, however, there is nothing to stop you taking the table and chairs onto the courtyard which enjoys delicious shade most of the morning!
The ground floor also has a dining room with table and chairs and through lounge to a comfortable sitting room containing two two seater sofas and two armchairs. This room also contains satellite flat screen T.V. a DVD player and a hi-fi system. This room has been extended and now has floor to ceiling windows on two sides, so giving spectacular views over the Med and the most stunning sun rises and sunsets!
At pool level there are further rooms which can be accessed either from the outside or from an internal marble staircase. These rooms consist of a second fitted kitchen with a washing machine ,fridge/freezer dishwasher and microwave/combination oven.
There is a large jacuzzi shower, room with toilet and wash basin.
Off of the kitchen there is a leisure area which contains a second Satellite T.V. with VCR, second Hi-Fi system and a sofabed which can be used as additional sleeping accommodation.
Outside of this area there is a large covered terrace with a table which seats eight. There is a cane three piece suite which seats four and a barbecue area. There are six sun loungers with cushions and three paraols situated around the beautiful pool terrace where you can see the Sun rise and set over the Med!
Summary of the villa In summary 33 Alfamar is a magnificent holiday villa which can comfortably accommodate eight people.
There is also a large travel cot suitable for up to two years old, a booster seat and a small table and two chairs for little diners!
The views from all the terraces described above have to be seen to be believed and the house is furnished to a high standard with the number one objective being comfort and relaxation. The villa presents an ideal opportunity to share a holiday with friends or family but by virtue of its layout it also offers areas for private time and space.
The garden The gardens and pools, the main pool SOLAR HEATED, so all year round swimming is possible, are maintained by caretakers who also live on the urbanization and they are available at reasonable times for information and assistance. Linen and indoor towels are changed weekly .
There are grills at all windows and doors and an alarm system for complete security. There is an electronic gate to the parking area (for two cars) and an entryphone for the pedestrian gate.
Conditions The villa is available throughout June/July and August and by negotiation at other times on the following terms:-

MINIMUM TWO WEEK LETS.
Deposits and terms of payment 20% of the total amount is payable at the time of booking with the balance payable eight weeks prior to occupancy. Arrivals after midnight a surcharge of 25 Euros an hour will be charged. A further 10% of the total amount is required by the caretakers on your taking up residence. This, “holding” deposit is repayable after inspection on your vacating the premises
