Villa set back from the road within its own grounds on the outskirts of Chiclana in the quiet semi-rural area called La Coquina.

Description: |
The spacious living room has a three seater and a two seater couch, plus an arm chair. There is satellite TV and a DVD player.
The dining area has a table and four chairs. Patio doors open onto the large veranda overlooking the pool and garden.
The kitchen is enclosed from the living room and looks out to the garden and swimming pool; it is fully fitted and contains an electric hob, oven grill, fridge-freezer and dishwasher.
The bathroom consists of a bath / shower, toilet, hand basin and electric power point.
The master bedroom has a double bed and fitted wardrobe; the second bedroom has two single beds and fitted wardrobe.
The large veranda (9m x 3m) provides much needed shade from the sun throughout the day, and looks out over the pool and garden.
There is a pump house adjacent to the pool, in which there is a washing machine.
Within the garden there is a private swimming pool (8m x 4m). PLEASE NOTE: CHILDREN MUST BE SUPERVISED AT ALL TIMES.
The Owners do not accept liability for any resulting accidents, which may occur.

The nearest Airports are at Jerez 40 min, Seville and Gibraltar are about 1 hr 30 min away.
We would advise that some form of transportation is essential as all amenities and attractions are too far to walk.
It is a ten-minute drive to La Barrosa beach on the Atlantic coast. This is a long sandy beach, very popular with Spanish holiday makers.
There is a golf course approximately ten minutes away in Novo Sancti Petri, with another three courses within a 10km radius.
In Jerez you will also find a lovely zoo and the Andalucian Equestrian School. The town is also home to the Spanish Motorcycle Grand Prix.
There is a water park about 30 mins drive away in Puerto Santa Maria.
The historic City of Cadiz is 20 mins away.
If you are looking for oppertunities to shop there are plenty. Chiclana has a busy little town centre and a wonderful market. There are shopping complexes at Bahia Sur, on the way to Cadiz, one in Puerto Santa Maria and a new complex, with a cinema, ten pin bowling and restaurants, on the outskirts of Jerez, close to the zoo. There are also the town and city centres too. Not forgetting Gibraltar an hour and a half away. |

Special notes
1. Rentals in excess of three weeks will be given a 15% discount on the weekly rate.
2. A security deposit of £50 is required in addition to the rental price, this is fully refundable once we receive verification that there are no breakages or damage to the property.
3. 30% deposit is required at time of booking; the balance is payable six weeks before your arrival (if you book with six weeks notice or less, the full amount will be payable).
4. All payments are to be made in £ (Sterling).
5. Due to the high mineral content within the local water, we would advise that you drink and cook with bottled or container water. You are free to use the washing machine, however we will not be held liable for any resultant damage that may occur.
6. Generally the property will be available for occupancy from 2.00pm on the day of arrival.
7. The property must be vacated by 10.00am on the day of departure.
8. UNDER NO CIRCUMSTANCES SHOULD GUESTS INTERFERE WITH OR TRY TO USE THE POOL PUMP OR POOL VACUUMING EQUIPMENT.
