Holiday rental licences in Asturias

Our investigations into the holiday rental licences have brought us to the Principality of Asturias. Here you need to apply for a licence to run a holiday rental. You can apply for your licence online, or at your local/regional Department of Tourism.

Two types of ‘privately owned holiday homes’ have been established:

  • Viviendas Vacacionales: city or coastal properties
  • Casas de Aldea: privately owned country properties, located in small towns and villages or on non-urbanisable plots and are not considered a local business i.e. a 'Casa Rural'

Requirements

  1. Your home may only be rented as a whole unit (not per room)
  2. Your home must be available, at least, during the summer months: June, July, August and September and preferably out of high-season too. You must set a price for your rental
  3. Apartments are not considered ‘Viviendas Vacacionales’
  4. You must be able to prove that your home complies with local construction and installation regulations
  5. You must have public liability insurance in place to cover possible damages or guest injuries. The minimum coverage is 150.250€ and the maximum excess allowed is 602€.   6. Your home will need to fulfill the benchmarks as set out in the Decreto 34/2003 (30 de abril)

What do you need to apply?

  1. Your valid identification, or that of your legal representative
  2. Your properties title deeds (Escritura) and that of your company, if you have Sociedad Limitada or similar
  3. You will also need a Municipal Opening Licence, which you can apply for at your local town hall
  4. Floor plan on a 1/100 scale on which each room is specified with the square meterage and title i.e. bedroom, kitchen, etc. 
  5. You will need to present the receipt for your public liability insurance
  6. Any other documents you believe can support your application
  7. From time to time the local government may wish to have access to your financial and status details through Hacienda (Tax Office), police records, etc. If you do not wish to allow them access then you will need to have a Digital Certificate or Electronic Identification. Plus a copy of your passport or NIE.

The entire process of applying for your holiday rental licence in Asturias can be completed online here. Once the process is complete, you will be notified by recorded delivery. 

The Principality of Asturias Tourism Department processes your application and the Department of Economy and Employment completes the application.

Country Houses - Casas de Aldea

If you have a privately owned rural holiday home, you can now register it under the category of 'Alojamientos de turismo rural' (Rural tourism accommodation). 

Requirements

Your country house must comply with all the standards set out in the Decree 143/2002, of the 14th of November, for Casas de Aldeas (Rural Tourism Accommodation).

Your home should be located in a village with a maximum of 500 inhabitants, or on a non-urbanizable plot.

What do you need to apply?

  1. Title Deeds (Escritura) for your property or a rental contract which establishes the availability of the house.
  2. Title Deeds of your company - if you have a registered ‘sociedad limitada’ or similar
  3. If you have given power of attorney to a representative, you will need a copy of their NIF (Identification document)
  4. Floor plan setting out the interior distribution over each floor and the square meterage of each room and its location
  5. Your opening licence, which you will need to apply for from the Town Hall
  6. Public liability insurance policy with a minimum coverage of 150.250€ and a maximum excess of 602€. Standard home insurance is not accepted. You need to take out a specialist holiday rental insurance, which includes public liability. See again, our article on Holiday Rental Insurance explained
  7. A document from your local town hall, which states that your property is located in a village with a maximum of 500 inhabitants or on a non-urbanisable plot

  9. If you have a "casa de Aldea" (country home), you must apply for your ‘empadronamiento’  i.e. you need to be registered with your local town hall as as resident
  10. From time to time the local government may wish to have access to your financial and status details through Hacienda (Tax Office), police records, etc. If you do not wish to allow them access then you will need to have a Digital Certificate or Electronic Identification. Plus a copy of your passport or NIE
