The sizeable garden slopes gently down to a large 8km beach, fairly empty for most of the year. The garden itself is of a "controlled wilderness" type; juniper bushes (a protected species) break the rhythm of the large lawn, and several palm trees will whisper to us from on high with their slender trunks swaying gracefully in the wind. Atlantic Spain? Atlantic Caribbean? It could be either, really. Waves break rhythmically on the sand below, the breeze almost always warm or hot, and what could certainly be said to be heaven. As we walk through the front door, we are already confronted with the sea view and the spacious open plan living room. It is a single storey building, like all beachfront properties in this area, so the ceilings are high, creating a pleasant airy ambience throughout. Carefully selected antiques combine with wicker sofas and sisal rugs to provide a simple but classic décor. Large glass doors open onto a covered terrace that runs the width of the building, the open-air dining area at one end and comfortable seating at the other. Situated less than 200 metres from one of the best beaches on the Costa de la Luz, Casa Almadraba offers that combination of beach, comfortable home and mature garden that is so hard to find on the Cádiz coast. The house is situated in the exclusive urbanisation of Roche, in a quiet cul-de-sac that ends in a flight of steps leading directly down to the beach, which stretches 7km in one direction to the old tuna fishing port of Sancti Petri and in the other some 500 metres to the small sandstone cliffs that rise to form a series of small coves known as the Calas de Conil . The 19th century writer Ramón María del Valle-Inclán's "Summer Sonata" transports the reader to the Caribbean coast of Mexico, where he experiences the passionate and stormy relationship between the Marquis of Bradomín and the Niña Chole, daughter and lover of local bandits. She is, in the words of the writer, an "exotic beauty bronzed with that strange, undulating grace of nomadic races" and gives her name to this unique house, whose creation was a labour of love on the part of its owner. It was built only twenty years ago, but the house is authentically Andalusian, complete with its zaguán (entrance hall), Arab latticework, a lookout tower to enjoy the views, patios and antique tiles. El Alarife is not only a bold modern design, and therefore very different from our other houses, but it is also the work of one of the best known and most awarded Spanish architects of the last decades. It is therefore not surprising that its layout, natural light and amount of space are key features, as is its location. El Alarife is situated just 90m from Cala Encendida, an attractive cove on the south side of Roche beach, and on slightly higher ground than the rest of its neighbours. It is without doubt one of the best designed houses in Roche and very aptly named as al'arif in Andalusian Arabic means architect or master builder. El Alarife is a very comfortable house for large families or even two families (with capacity for 10 people, one of the wings could even be dedicated exclusively to teenagers, and a very short walk to the beach), but it is also a house for adults looking for something more than just a beach house. Style and comfort less than 200m from the beach A major renovation in early 2024 has produced a fabulous open plan space for dining, cooking and comfortable living, including a large covered terrace overlooking the (fenced) swimming pool. With one of the best beaches on the Costa de la Luz less than 200m away, this is a perfect holiday home. Although Bahari is built on two floors, on the first floor you will find only the fourth bedroom (with bunk beds) and a roof terrace from where you can see the sea at the end of the street. Most of the accommodation is on the ground floor, which is divided between the bedroom wing on one side (two double bedrooms sharing a bathroom and the master suite with en-suite bathroom and dressing room) and the newly refurbished open-plan living room on the other side. The latter, although open-plan and airy, clearly demarcates dining, kitchen and living areas, the latter carefully divided into two parts, one of which contains the television. The furniture has neutral tones with nice touches of colour and together with various indoor plants and the greenery of the covered terrace, create an exotic feel. The kitchen is spacious and well designed; a central island allows for plenty of space for team cooking (and conversation!). If what we are looking for is a house where design, spaciousness and luminosity prevail, and if we also want to be close to the beach, this is probably the house for us. From Villa Africa to Roche beach is a walk of less than 400 metres, 100 metres to the local shop and bar, and a few metres to the tennis courts and other sports facilities. The area is ideal for families and couples alike, as is the house: a touch of luxury by the sea! The symmetrical lines, large windows and small interior garden make it a most atypical beach villa for the area and set it apart from the more traditional houses in our collection. The amount of natural light is exceptional, yet it is so cleverly designed that we will never be bothered by the sun - or the unwanted easterly wind. The house is low maintenance and offers most of the comforts and technologies we would like to see in our own home - this is beach living in comfort! Roche beach is just 600 metres away (so close that the sound of the waves will lull you to sleep at night) and the entire outdoor area and pool have been refurbished in 2018. The end result is a charming and practical cottage, perfect for couples and families alike. The main interior room has also been renovated in order to merge it as naturally as possible with the porch, and the result is a bright and spacious open space (kitchen / living room / porch). The house is furnished in a simple but not minimalist way, with soft and pleasant colours. All this makes our stay a comfortable and practical experience. Its south orientation means that the (non-chlorinated) pool and terrace have sunlight practically all day long, both in summer and winter, and the different combinations of sail awnings hanging over the terrace mean that we can choose exactly the right mix of breeze and shade. And if it still gets too hot, there is air conditioning installed throughout the house. There is also heating and a lovely fireplace in case we choose to enjoy the house in the colder winter months. Casa del Nómada entered our collection in 2019. It is an elegant Atlantic beach house, just a short walk (1km) or bike ride from one of the most spectacular stretches of sandy beach on the Costa de la Luz. Situated at the rear of the urbanisation of Roche, the location is quiet, yet less than 5 minutes by bike from the local minimarket (fresh bread), bar and children's playground. And in the summer months within walking distance are several of Cadiz's famous chiringuitos (beach bars). Having said that, this is a house you will want to spend time in; it has been designed precisely for that, offering that little bit more than the typical beach house. The property underwent a major refurbishment in 2018 and the result was a well proportioned and well laid out single storey house, ideal for couples but at the same time comfortable for groups of up to 10 people. There is a good sized swimming pool (9x4) with a well sheltered terrace and a covered outdoor bar. Casa Nogal is the perfect house for families traveling with children: located 200m from the playground and 400m from the beach, it has a very large garden (1,250 sq m) and the pool is fenced. The house, situated on a fairly quiet street in the heart of Roche, is close to all local amenities. Built on a single level, with a small annex, it can accommodate 9 people in 5 bedrooms and 3 bathrooms (the annex consists of a very small bedroom and bathroom). The living/dining room has a large picture window overlooking the pool and also opens onto a fairly large terrace, with dining and seating areas. From the outside, Casa Nogal may not appear to be the prettiest house in our selection, but its most important attractions are the pool area (newly built), which is perfectly designed and constructed to make the most of the local climate: the pool is exposed to the sun and the terrace is in the shade all day, except for cocktail hour when the afternoon sun filters through the pine trees. Casa Lola is much more than just a beach house: its finishes and furnishings are of the highest quality, and its location, in the southeast corner of Roche, offers direct access to the pine forest and an incomparable view over the tops of the pine trees Within the exclusive Roche residential area, the house is 1 km from the famous Roche beach as well as the sheltered Calas de Conil (in fact the walk through pine trees from the back garden gate of the house to the coves is beautiful). The pharmacy, the kiosk, a couple of bars and the tennis courts are about 700m away. We recommend the use of bicycles to make the most of this property, both for going to the beach and for short rides through the pine forest. We can arrange cheap bike hire if more bikes are needed. This is a house for those looking for comfort and tranquillity as well as sand and surf.
